Some projects cannot be approved on plans alone. If a building crosses a building line, adds a second dwelling where the zoning needs consent, or uses a stand in a way its zoning does not allow, a town-planning application has to succeed first.

These applications are usually made by town planners registered with SACPLAN, not by architectural professionals. If your stand needs one, we tell you before the plans are drawn and can point you to a town planner.

The common ones

  • Building line relaxation: building closer to a boundary than the scheme allows. Neighbours' consent is usually part of it.
  • Consent use: a use the zoning allows only with the council's consent, such as some second dwellings.
  • Rezoning: changing the zoning itself. Slower and more involved.
  • Removal of restrictive title conditions: when the title deed itself forbids what you want to build.
