The rule
A braai is not on the national list of minor building work, so it falls to the building control officer's judgement under the catch-all in Regulation A1(g): "the erection of any other building where the nature of the erection is such that in the opinion of the building control officer it is not necessary for the applicant to submit, with his application, plans prepared in full conformity with these Regulations". If the council accepts it that way, it is still minor building work and you still apply first.
In practice
- A low, freestanding braai with no chimney is the kind of thing a council may accept as minor work. Ask yours.
- A braai with a chimney or flue raises fire and smoke questions.
- A braai under a roof, or a braai room, is a building: it adds floor area and needs plans.
If it is part of a new lapa or patio roof, it goes on those plans.
