Why it needs plans

A garage converted into a bedroom, office or flat becomes a habitable room. It has to meet the rules for one: natural light and ventilation, damp-proofing, an insulated envelope under SANS 10400-XA, and fire separation if it is a separate unit. That is an alteration needing approved plans.

What can stop it

  • Parking. Zoning schemes require parking per dwelling. Losing the garage can put the stand below the requirement.
  • A separate unit. If the converted garage is let out, it is a second dwelling and the zoning has to allow it. See granny flats.
  • Unapproved earlier work. A garage that was itself never approved has to be regularised in the same submission.
