Do I need building plans for a new window or door?

Swapping a door for a window (or the reverse) without widening the opening is minor building work. A new opening in a load-bearing wall needs plans.

The regulations treat two things as minor building work: converting a door into a window or a window into a door without increasing the width of the opening, and making an opening in a wall that does not affect structural safety. Johannesburg lists both on its exemption list.

You still apply to the council for authorisation before you start. A repair in the normal course of maintenance needs nothing.

A wider opening, or any opening in a load-bearing wall, needs plans and a lintel or beam designed for it. Glazing area also counts under SANS 10400-XA, which limits how much of a room can be window before calculations are needed.
