Do I need building plans for removing or adding an internal wall?

The rule

Regulation A1(e) makes "the partitioning or the enlarging of any room by the erection or demolition of an internal wall" minor building work, if it does not affect the structural safety of the building. Johannesburg's exemption list names demolishing a non-structural internal wall, but not building a new one, so ask before adding a wall there.

You still apply to the council for authorisation before you start. A repair in the normal course of maintenance needs nothing.

When it needs plans

  • The wall carries the roof or a floor (load-bearing). An engineer has to design the beam that replaces it.
  • It changes fire separation, ventilation or escape routes.
  • A new wall creates a bedroom or bathroom that needs light, ventilation or drainage.

Not sure if a wall is load-bearing? That is a question for whoever draws your plans, before anyone picks up a hammer.
